Owners: Questions? Please refer to your Declarations and By-Laws for additional information or contact East Coast Property Management Below are some helpful hints that you may find useful. The official Declarations and By-Laws override any interpretations below.

GATE ACCESS:
You can edit or update your name on the call box by contacting ECPM. You can purchase additional gate passes through ECPM as well.

TRASH:
Trash is picked up one time per week from the compactor. Trash should never be set outsider your door or deck for later disposal. Please note that only household trash should be placed in our trash compactor. Please help in preventing additional charges for all homeowners by taking furniture to Goodwill or other larger items to the dump. To prevent spill-over and unpleasant smell and appearance, please press the compactor button when you drop off trash to make room for additional trash.

SATELLITE DISHES:
Satellite dishes are not allowed but you can gain access through a wireless vendor. (insert link to get to vendor listing)

RECYCLING:
Conex Recycling offers convenient recycling services in barrels located right next to the trash compactor. Paper: All kinds of paper are accepted, including junk mail, magazines, and office paper - BUT NO CARDBOARD BOXES should be left in or around the recycling area. Containers: Plastic and Aluminum only - no glass or any other materials.

Gate Access - Please be sure to yield to guests on your right and be careful about letting in strangers into the gate or into the buildings. We do not have a generic code available to give the pizza delivery man, etc. - please have guests call you and buzz them in when they call you from the gate - using "9" from your phone. Don't forget to give them directions to follow once they come in - as the "9" to open the gate automatically disconnects you from phone call. You can have the gate ring to your home line or your cell phone? Having the gate call your cell phone is also helpful in case you forget your access card - just call yourself from the gate box, answer, hit "9" and the gate will let you right in. For changes to your phone, please contact EMPC and allow a few days for processing.

Gate Access: Clickers - Tired of rolling down your window to swipe your access card when you get home? We have another optional available - a clicker! This small key fob fits on your key chain - just click when you get up to the gate. This is available in addition to the Access Card that was initially available. Contact ECPM to purchase your clicker and allow a few days to get it set up. The cost is $60.00.

Video Surveillance System - To deter theft, The Park at Ashford installed a video surveillance system throughout the property. This system will provide our Management and the Board of Directors real time and recorded video of key areas in the Park at Ashford community. We ask that residents monitor any suspicious activity and notify the DeKalb Police Department at 404-294-2911 or contact ECPM.

Storage Units - The Board is happy to announce the construction of rental storage units in previously unused space in Building 8. These units can be rented by an owner of a condominium at The Park atAshford on a first come-first serve basis. The units are 3 feet wide, 5 feet deep and 8 feet high. These units will be available to rent for $55/month with a $55 dollar deposit. Please send an email to jay.purut@ecpm.tv to reserve a unit.

Plumbing Check - For a 1 hour rate, a 30+point check can be done to make sure your pipes are in great order. It can provide a list of any needed repairs and prevent serious damage. A suggested plumber is: J.W.Ayers @ 404-373-5300.

Pest Control - We hope you never need them, but Tibbitts Pest Control will come rid your unit of any unwanted bugs or rodents! This is a part of your Park at Ashford association fees and there is no additional charge for them to treat for bugs or set traps for other pests. You need to call them to schedule a time for you to meet the service person. They also spray the hallways and entryways in the common areas in case something sneaks in. Tibbitts can be reached at 770.941.5560 and they come out once a month.

Grills - DeKalb County Fire Code and The Park at Ashford HOA Covenants forbid the use of charcoal or gas grills. Letters will be sent to owners who have grills that appear to be in violation. Please make all efforts to have grills that are in violation removed immediately to prevent further action and ensure a safe environment for all of us.

Pets - Bylaws require that all dogs be kept on a leash and that owners dispose of waste in the provided bags and trash receptors. If you see a dog that is not on a leash, call ECPM to report it. A name, unit # or description of the owner and dog(s) is needed for the HOA to address. Warning letters and fines are issued to repeat offenders. Please be fair to others who may be afraid or allergic to pets. Don't forget to clean up your pet waste - there are bags and waste stops provided throughout the property.

Fridge Filters
If you have a fridge that came with you unit, here is the info to order filters for the unit.

  1. Go to fridgefilters.com.
  2. Go to GE.
  3. Go to smartwater filter.
  4. Go to GSWF cartridge.

The Pool

We hope to have the pool open by May 1 so that you can enjoy it sooner. Watch the space by the mailboxes for an update on the party to launch the pool season.

Our pool is not heated - so we need time for the water to heat up, be cleaned and treated as well as the inspector to certify us once all that is done. The cover may be removed to begin the process - but please do NOT enter the pool - as tempting as it may be - please stay out - until it is ready and the water safe. If you find a chair that is damaged and needs repair, we ask that you flip that one upside down and move it out of the way so that we are aware it is an issue and that no one else will sit in it on accident.

Bikes - Bicycles can NOT be stored on the porch or outside on the common property at building entrances, etc. See STORAGE UNITS for more information.

Rental Units - Only 25% of the units can be leased at any given time If you lease your unit you are required obtain permission to lease prior to leasing and submit a copy of the lease, lessee names and emergency contact numbers. Hardship leases are an option as well – review the convents for the criteria and contact ECPM via a formal letter with specifics, if you meet the criteria and wish to apply . Tenants are also required to be given a copy of HOA Covenants, any fines incurred by the tenants are charged to the owner.

Car Storage - A reminder that commercial vehicles are not permitted to be parked on Park at Ashford property. Vehicles that don't have valid tags, are being stored or abandoned on the property will received with a warning stickers and towed. Please report any suspicious vehicles to ECPM and help keep our community safe.


It's fun to play at the Y-M-C-A!
The walk to work out just got better! We now have a gate installed in the front/middle part of the property. Your gate access card gets you in and out. The gate is located near the front gate near the seated area, in front of Building Five When it is a 2 minute walk to work out, so it is hard to come up with an excuse! For more information on the Y.M.C.A. next door, call 770-451-9622. Or better yet, stop in and take a quick tour. Here are just some of the things that are just next door:

TIPS FOR PATIOS, DECKS AND COMMON AREAS

  • DO have plants and furniture on patios and decks.
  • DON'T have plastic furniture on your deck.
  • DON'T have gas or charcoal grills, bikes, ladders on your deck or patio.
  • DO use an electric grill.
  • DON'T have mops, ladders, umbrellas, rugs, laundry or towels on your deck or patio.
  • DON'T enclosing deck with fencing grates.
  • DON'T build temporary structures such as trailers, tents, shacks or carports.
  • DO be quiet after 10pm during the week and after 11pm on the weekend.
  • DON'T place or store outside the unit, clothing, bedding, rugs, mops, appliances, indoor furniture and other household items. This includes door mats in the hallways.
